What property managers and brokers ask before they call.

Does AppFolio have an API we can integrate with?

Yes, on some plans. AppFolio, Buildium and Rent Manager each offer API access, but whether your account has it, and whether it can write data back or only read it, depends on your plan and the vendor's rules. Buildium, for example, keeps its Open API on the Premium plan. The audit checks what your plan allows before you spend anything, and where there's no API we work from scheduled reports.

We use these product names to describe what we connect to. We aren't a partner of AppFolio, Buildium or Rent Manager.

Will automation make leasing or screening decisions?

No. Screening and leasing decisions stay with your staff, and we don't build AI tenant screening. Automations collect applications, route them and remind people; a person decides.

Late notices and lease notices use wording from your attorney. We automate sending and logging them, never what they say.

Can you work with our trust account?

Only on the reporting side. We never move, hold or disburse trust money. We can build the monthly bank, book and ledger comparison with an exception list, and your broker reviews, reconciles and signs it.

How much does property management automation cost?

$500–$2,500 for an audit, credited toward the project. A single automation like a renewal list is $750–$1,500. Connecting your PM system to QuickBooks or a CRM is $2,500–$7,500, and an owner or investor dashboard is $3,000–$8,000.

We also take on larger builds, like replacing a home-grown portfolio tracker or a licensed system your team has outgrown, at $15,000–$40,000+. Those run in gated stages, and you approve each stage before the next begins.

We run a brokerage, not property management. Does this apply?

Yes. For brokerages the usual jobs are speed to lead in Follow Up Boss, commission splits from dotloop or SkySlope into QuickBooks, and a check for missing signatures before a commission is paid. Agents keep the CRM they already use.
